The Apartment General Maintenance Technician will be responsible for performing a variety of maintenance tasks to ensure the proper upkeep, functionality, and safety of our apartment community.

Responsibilities:

Conduct routine maintenance and repair tasks in residential units, common areas, and exterior spaces, including plumbing, electrical, HVAC, appliance repairs, painting, carpentry work, and minor renovations.

Respond promptly to maintenance requests from residents and property management, addressing issues efficiently and ensuring high-quality repairs.

Perform inspections to identify maintenance needs and safety hazards, and report findings to the maintenance supervisor or property manager.

Complete work orders using computerized maintenance management systems (CMMS) or other software to document tasks performed, parts used, and time spent on repairs.

Assist with maintaining inventory levels of maintenance supplies, tools, and equipment, and coordinate restocking as needed.

Collaborate with contractors and vendors when necessary for specialized repairs or projects.

Adhere to safety protocols and guidelines while performing maintenance tasks and operating equipment.

Support efforts to maintain a clean, safe, and attractive property by participating in cleaning and landscaping duties as required.

Requirements:

Previous experience in general maintenance, construction, or a related field preferred.

Proficiency in basic maintenance skills including plumbing, electrical, HVAC, and carpentry repairs.

Ability to effectively use hand and power tools required for maintenance and repair tasks.

Strong problem-solving abilities and the capability to work independently or as part of a team.

Excellent communication skills to interact professionally with residents and team members.

Knowledge of safety practices and a commitment to maintaining a safe work environment.

High school diploma or equivalent; additional technical training or certifications in maintenance-related fields is a plus.
