Responsibilities
Provide direction and support for onsite maintenance as needed
Receive and complete maintenance requests in units, common areas, and exterior spaces
Conduct daily property walks
Enter, review, and schedule work orders
Perform general repairs including painting, sheetrock, electrical, minor appliances, plumbing, moving furniture, and assisting with pest control
Work with the Community Manager to ensure vacant units are ready within 14 days
Develop and implement preventive maintenance programs
Monitor fire control, water, and building systems for proper operation
Maintain grounds to ensure strong curb appeal
Perform interior and exterior janitorial tasks
Purchase supplies and equipment needed for routine maintenance
Qualifications
HVAC Certification required
3-5 experience of maintenance experience preferred and 1-2 years experience as a Maintenance Supervisor
High-energy, proactive team player able to work with limited supervision
Strong ethics and integrity
Ability to work effectively with a diverse residential population
Excellent written and verbal communication skills
Strong customer service abilities
Proficient with Microsoft Outlook, Word, and Excel
Ability to understand and apply maintenance and custodial manuals
Ability to assess maintenance emergencies and determine appropriate responses
Experience performing general maintenance across multiple locations
Valid driver’s license; able to drive vehicles up to 20 feet
Ability to lift up to 50 pounds
Compensation and Benefits
$26-28/hr DOE
$1,000 signing bonus paid at 6 months
