Overview
We are seeking a Live-In Motel Manager to oversee daily operations of a small, independently owned motel. This is a non-traditional, entrepreneurial position best suited for someone who wants autonomy, flexibility, and upside potential, rather than a fixed hourly wage.
This role is ideal for a couple, a remote worker, or someone with another primary income stream who wants to live on-site and grow a property through hands-on management.
Compensation is based on a percentage of the motel’s net profit, not hourly pay. Housing is provided as part of the arrangement.

Compensation & Housing
Profit-based compensation (percentage of net profit, somewhere around 40%, defined in a written agreement)
On-site housing provided
No set hours — workload fluctuates based on occupancy and property needs
Freedom to maintain secondary employment, remote work, or other income
Key Responsibilities
You will have broad authority over day-to-day operations, including:
Guest Services
Managing check-ins and check-outs
Handling guest questions, issues, and complaints professionally
Ensuring a clean, quiet, and safe environment for guests
Enforcing property rules and handling disturbances when needed
Housekeeping & Property Oversight
Coordinating housekeeping (hands-on cleaning may be required depending on staffing)
Inspecting rooms and common areas
Managing laundry operations
Reporting maintenance issues and performing light repairs when possible
Operations & Administration
Managing reservations and basic front desk operations
Monitoring occupancy, rates, and basic performance metrics
Communicating regularly with ownership
Using provided systems for logging, reporting, and documentation
Security & Oversight
Monitoring cameras and property activity
Ensuring doors, common areas, and equipment are secure
Acting as the on-site point of contact for emergencies
Authority & Autonomy
This role offers significant operational freedom, including:
Day-to-day decision-making authority
Flexibility in how tasks are completed
Input on pricing, operations, and efficiency improvements
The ability to directly influence profitability (and your compensation)
Final ownership and major financial decisions remain with ownership, but you are trusted to run the property responsibly and independently.

Preferred Qualifications
Experience in hospitality, property management, or customer service (preferred, not required)
Comfortable with basic technology (email, reservations systems, cameras)
Strong communication and problem-solving skills
Ability to work independently and make judgment calls
