American Equity is seeking a full-time Assistant Maintenance Technician for a 157-unit apartment complex in Dallas, TX, with the position available to start immediately. Normal hours are Monday-Friday daytime, with a rotation of on call nights and weekends.
Skills and Position Requirements:
-Minimum 5 years of experience in HVAC, painting, carpentry, electrical, and plumbing work.
-On-call availability with reliable transportation and basic tools of the trade.
-Strong verbal and written communication skills.
-Must pass a background check.
-Must speak English
Key Responsibilities:
-As directed by the Community Manager, purchase and pick up necessary maintenance items, ensuring all receipts are promptly submitted.
-Supervise vendors and subcontractors while they are on property.
-Actively pursue opportunities to improve maintenance skills through training.
-Conduct a weekly visual inspection of the property, addressing any concerns related to the health, safety, and welfare of residents, staff, and visitors.
-Maintain an up-to-date pool log at all times.
-Conduct and record a bi-weekly light check.
-Ensure an emergency utility cut-off plan and map are in place and kept current.
-Maintain an organized and clean maintenance shop with clearly labeled inventory.
-Ensure timely completion of make-ready units.
-Perform preventive maintenance on equipment according to manufacturer recommendations and operating manuals.
